Septic inspections in Texas are conducted by TCEQ-licensed professionals, with aerobic system inspections performed by licensed Maintenance Providers and conventional system evaluations by licensed Installers or Site Evaluators. Texas does not mandate point-of-sale inspections at the state level, but FHA, VA, and USDA mortgage programs effectively require septic inspections during the appraisal process. Most real estate contracts include a septic inspection during the option period.
A standard septic inspection in Texas costs $200-$450. Aerobic systems require inspections three times per year by a licensed Maintenance Provider, who must install an identification tag on the system and punch the maintenance tag at each visit. Maintenance Providers must also report effluent quality and system performance. In counties with populations over 40,000, lapsed aerobic system maintenance can trigger penalties of up to $100 per day. Conventional system inspections typically include locating the tank, checking inlet and outlet baffles, measuring sludge and scum levels, and evaluating the drain field for signs of failure.
Emergency situations follow different rules: emergency repairs may proceed without a prior permit but must be reported to TCEQ or the authorized agent within 72 hours. For real estate transactions, buyers should request the original OSSF permit and any maintenance records. Properties in the Edwards Aquifer zone should verify compliance with Edwards Aquifer Authority requirements, as non-compliant systems can affect property transfer. Properties under the 10-acre exemption may not have traditional permit records, so a thorough on-site evaluation is especially important for pre-purchase due diligence.
